Negative Edge with Swim-Up Bar

For nearly 25 years Sterling Custom Homes has been recognized as the elite Austin Home Builder. We have built hundreds of unique custom homes in nearly all of the high-end communities in the Austin / Lakeway areas. The vast majority of our homes are designed around the outdoor living space, which invariably includes a swimming pool.

Custom swimming pools come in a variety of shapes and sizes and incorporate many fun, interesting concepts. From swim-up bars to grottos tucked behind waterfalls to firepits and water features, the possibilities are truly endless.

Water Feature and Negative Edge

When designing the home, many people think that the swimming pool design needs to be finalized prior to construction. We prefer, when possible, to simply “save the space” for the pool and get into the details of swimming pool design after the foundation has been poured and the house has been framed up. This allows our clients to get a better feel for the pool/house relationship and enables them to take advantage of the precise view corridors that they wish to showcase.

However, sometime we find that access is limited or impossible based on the lot characteristics and neighboring properties. In these cases we spend much more time up-front on the pool design. We then construct the pool foundation first, prior to the home foundation. In these instances it becomes very important to understand and visualize the pool/house relationship – even before the house construction has begun. Read More→

Beautiful View Lot

As the premier Austin custom home builder, Sterling Custom Homes pays close attention to local lot availability. Custom home communities had been hit pretty hard through the recent economic slump and new lot inventory hasn’t come on-line quickly enough to meet the recent surge in demand.

So congratulations to those who already own their custom homesite!  You now find yourself in the perfect position to begin the custom home design and construction process – before construction costs spike at the higher levels many believe they are destined to attain.

For those of you still looking for the best lot, we keep very close track of availability in communities such as Spanish Oaks, The Reserve at Lake Travis, Flintrock Falls, Rough Hollow, Lakeway, River Place on Lake Austin, Bellagio Estates, Caslano, Seven Oaks, The Bluffs at Steiner Ranch,Waterford on Lake Travis, Belvedere and many more. Reserve Showcase Flyer

The Second Annual Community Showcase

A small group of home builders in Austin including Sterling Custom Homes will open their build sites to the public during the second annual Community Showcase at The Reserve at Lake Travis this weekend. The event will take place on Sunday, Oct. 23 from Noon to 5pm. This event will provide  a fantastic opportunity to see two beautiful Sterling Custom Homes near completion.

The two homes we are featuring in the showcase are both located on waterfront properties. The first is at 2109 Ruffian Heights Cove and has 4,649 square feet of living space with 4 bedrooms, 4 baths and 2 half baths. The second home at 1700 Poco Bueno Court is 5,381 square feet and has 4 bedrooms, 4 baths and 3 half baths. When you think of these two homes’ specs you might think that they are very similar. In fact, they are not. They are two completely different homes and both have very unique, Sterling features.

The best way to understand the unique features that we implement in our custom homes would be to come out and see them. When you come to The Reserve on Sunday and register for the event, you will be entered to win a 50” TV, a delightful companion to any custom media room or game room. We look forward to seeing you all on Sunday and discussing your luxury custom homes!

Austin luxury real estateYou’ve chosen your lot; you’re ready to build your Austin luxury real estate…What do you need to do to make sure you take advantage of that killer view?

At Sterling Custom Homes, we love to be involved with our clients from the very start. Laying out the footprint of the home is an important first step in the design process and it requires careful consideration. Of course most clients are interested in maximizing a certain view corridor, but there are many other variables at play that need to be discussed. Sun orientation, slab heights, trees, access – these are just a few of the topics that arise when we meet on the lot with our client and the architect. Once these topics are discussed, we can assess which views are most important to the client and from which rooms they would like the views to be seen.

The above picture illustrates the design of this Lake Travis home which frames the view of the cove leading to the main body of Lake Travis. What you don’t see are the many factors that were considered before the decision was made to adopt this orientation and maximize the view. The home is actually turned at the end of an entry corridor to look out over the back right corner of the lot, rather than looking directly back parallel from the street. The results are spectacular!
